Waltrovka is Penta's project aimed at revitalising an extensive stretch of land in Jinonice, Prague, located at the site of the former Walter Motors factory. The locality is witnessing a step-by-step construction of more than 650 apartments in four- to nine-storey buildings along with 50 terraced houses as well as office buildings, shops and a large 2 ha park. The main ambition is to create a new modern residential area offering high standards and services to its residents close to the line B underground station. The first owners of the apartments and terraced houses moved into their new homes in early 2017.

A NEW CONCEPT OF FAMILY HOMES
We wish to present to you a brand new concept of family housing, represented by a terraced house of the 5 + kk (4 bedrooms) layout in the highest PREMIUM standard with a front garden and a common garage. Representing a part of the project situated closest to the Jinonice line B underground station, Mechanica will be linked with the underground vestibule via a footbridge. WALTER
THE HEART OF THE WALTER FACTORY STILL BEATS
The Walter building is the result of a rigorous and major refurbishment of this listed building. Its architectural elements linked to the original industrial architecture determined the industrial style of the two new buildings next to it. Walter offers a total of 5,171 m2 of office and retail space, adding to the total leasable area of 33,500 m2 available in the Mechanica complex of three office buildings.

The Dynamica Building will offer 17,000 m2 of office and retail space. With its shape and architecture it will follow in the footsteps of the Aviatica building, completing the visage of the entire Waltrovka project from the direction of Radlická Street. The airy and organic shape of the structure, which proved to be extremely useful in the planning phase of the Aviatica office premises, promises very efficient use of space in the building, enhanced with a modern design and architecture along with the application of the latest trends in environmentally friendly technologies.
INTRIGUING HISTORY OF THE SITE
Having trained as a machine fitter, Josef Walter began his career repairing bicycles and soon moved on to designing motorcycles. In 1903 these machines began cruising around European roads. Six years later he produced a four-seat tricycle, which was just one step away from the first car with the winged W symbol. The expanding company needed land for a new plant and in 1913 found suitable plots in Jinonice. By then the production included air-cooled aircraft engines, which were the most important commodity for several decades to come. After the war, it grew into one of the biggest factories of Central Europe and changed its name to Motorlet. The fascinating history ended in 2008, followed by the rebirth of Waltrovka. Yet again this locality will symbolise success and prestige, even though the entrance gate will not welcome hundreds of employees, but residents of the new estate.

DEVELOPER
The project developer of WALTROVKA RESIDENCE is Penta Real Estate, a company of Central European origin. As it was founded by a group of classmates, its corporate culture is very similar to that of a family business. Penta is one of the largest employers in the region, providing jobs to more than 30,000 employees in its portfolio companies. It has offices in Prague, Bratislava, Warsaw, Munich, Limassol, Amsterdam and Jersey. The company began business in 1994 dealing with securities. Subsequently, it focused on the development of corporate investment and later also on real estate development. Today the Group invests in companies and projects, primarily in healthcare, financial services, retail, manufacturing and real estate development.
Penta began investing in the property sector in 2005 and currently implements projects in the CR, Slovakia and Poland. In 2013 Prague saw the completion of the Florentinum office building, which won many awards from experts and was highly praised by the actual tenants and even by Penta itself. Set in the Waltrovka locality in Jinonice, Prague, the recently completed Aviatica building features architectural qualities boasting a number of prestigious prizes. In future years Penta plans more real estate investment, as it wishes to build on its successful projects while desiring to become a leader in the quality office and residential development sector.
In 2018 the structure of the Penta Investments company changed giving rise to an independent division called Penta Real Estate which exclusively focuses on the real estate business in the Czech, Slovak and Polish markets.
