INTRIGUING HISTORY OF THE SITE

Having trained as a machine fitter, Josef Walter began his career repairing bicycles and soon moved on to designing motorcycles. In 1903 these machines began cruising around European roads. Six years later he produced a four-seat tricycle, which was just one step away from the first car with the winged W symbol. The expanding company needed land for a new plant and in 1913 found suitable plots in Jinonice. By then the production included air-cooled aircraft engines, which were the most important commodity for several decades to come. After the war, it grew into one of the biggest factories of Central Europe and changed its name to Motorlet. The fascinating history ended in 2008, followed by the rebirth of Waltrovka. Yet again this locality will symbolise success and prestige, even though the entrance gate will not welcome hundreds of employees, but residents of the new estate.

ATTRACTIVE DYNAMIC FUTURE

Building a residential and administrative quarter at a location, which played such an important role in the history of Prague, is a real challenge. Aiming at revitalising an extensive stretch of land in Jinonice, Prague, the project is gradually replacing the former factory grounds with new office buildings, shops, apartments and terraced houses. Following in the footsteps of oft confirmed truths and certainties, the WALTROVKA RESIDENCE combines the modern world of high-performance, efficiency and services with lush greenery, comfort, high standards and relaxation. We have preserved the original character of the area, including several historical buildings and roads that form the axis of the entire territory stretching over 16 ha. The compact urban quarter will be visitor-friendly while residents will be able to enjoy the desirable combination of peaceful residential housing on the outskirts of Prague and close proximity to the city centre.

Apartment blocks and houses providing ample public spaces everywhere along with privacy for residents in the new city quarter. Residential buildings of various types, combining large and small apartments. Paths and roads are shaded with lines of trees, providing a delightful backdrop pleasing to the eye and invoking feelings of peace and serenity. The green heart of the locality is a new park stretching over an area of nearly 2 ha. A unique feature of the residential project is its organic link to the nearby office blocks. In the modern Aviatica, Mechanica, Dynamica and Walter buildings Waltrovka residents can embark on a new career or use the services they need for a comfortable lifestyle.

The design work on the Waltrovka locality was participated in by several prominent architects. Owing to this the entire site is anything but boring or uniform as it showcases various architectural styles.

DEVELOPER

The project developer of WALTROVKA RESIDENCE is Penta Real Estate, a company of Central European origin. As it was founded by a group of classmates, its corporate culture is very similar to that of a family business. Penta is one of the largest employers in the region, providing jobs to more than 30,000 employees in its portfolio companies. It has offices in Prague, Bratislava, Warsaw, Munich, Limassol, Amsterdam and Jersey. The company began business in 1994 dealing with securities. Subsequently, it focused on the development of corporate investment and later also on real estate development. Today the Group invests in companies and projects, primarily in healthcare, financial services, retail, manufacturing and real estate development.

Penta began investing in the property sector in 2005 and currently implements projects in the CR, Slovakia and Poland. In 2013 Prague saw the completion of the Florentinum office building, which won many awards from experts and was highly praised by the actual tenants and even by Penta itself. Set in the Waltrovka locality in Jinonice, Prague, the recently completed Aviatica building features architectural qualities boasting a number of prestigious prizes. In future years Penta plans more real estate investment, as it wishes to build on its successful projects while desiring to become a leader in the quality office and residential development sector.

In 2018 the structure of the Penta Investments company changed giving rise to an independent division called Penta Real Estate which exclusively focuses on the real estate business in the Czech, Slovak and Polish markets. Under the motto "Creating Better Spaces" we concentrate on the office, housing and retail segments as well as site preparation work.

With our slogan "LIVING BY PENTA", we are setting a new benchmark for housing standards much higher than usual in the Czech market, clearly differentiating ourselves from other developers.
